1 2. <br /> CM?OF <br /> s REQUEST FOR COUNCIL CONSIDERATION Agenda Section: <br /> 1110/906 95-1280C <br /> STAFF REPORT Report Number:W AGENDA SESSION DATE April 3, 1995 Report Date: 3-29-95 <br /> DISPOSITION <br /> Item Description: Discussion Of Dynex Industries Facilities Expansion <br /> Administrator's Review/Recommendation: <br /> - No comments to supplement this report <br /> - Comments attached. <br /> Explanation/Summary (attach supplement sheets as necessary.) <br /> ,SUMMARY; <br /> Brian Sjoberg, representing Dynex Industries, has made application with the <br /> City for a Development Review/PUD Amendment to allow a 44, 000 square foot <br /> addition to their existing 16, 320 square foot facility at 4751 Mustang <br /> Circle. <br /> In the late 1980's, Dynex received approval for a PUD to allow the phased <br /> development of their facility site. That approval allowed for the facility <br /> to be developed in three phases over a period of approximately 5-10 years. <br /> Due to changes in their facility needs, Dynex has decided to pursue <br /> development of their site differently than that approved as part of the <br /> original PUD. <br /> The current expansion proposal would afford Dynex the opportunity of <br /> "building-out" the site. Plans include leasing portions of the expansion <br /> areas to outside tenants until such time as Dynex has a need for those <br /> areas. This practice is allowed under the classification of a PUD and is <br /> similar in operation to the Mounds View Business Park. <br /> Staff has reviewed the plans submitted as a part of this application and <br /> found them to be in conformance with applicable sections of the Municipal <br /> Code. Staff has met with the City Engineer to discuss the implications of <br /> the proposed development in relation to the anticipated level of storm <br /> water runoff resulting from the project. Based on the information provided <br /> by the applicant, the City Engineer feels that the facilities (pond) being <br /> provided on-site will be adequate to deal with the anticipated runoff <br /> levels. The applicant has also been in contact with the Rice Creek <br /> Watershed District to discuss the project from their perspective. Any <br /> action by the Council on this request should be contingent upon RCWD <br /> approval. <br /> I have included all materials received as part of this application for your <br /> information and review.
