The request, if approved, would <br /> allow for the subdivision of an existing 1.2 acre parcel into two (2) lots. <br /> The attached Certificate of Survey provides a visual depiction of the <br /> request. The application as submitted meets the general requirements as <br /> outlined in Chapter 42 "Subdivision Regulations" of the Municipal Code. <br /> Please note on the Certificate of Survey that provision has been made for <br /> road and utility easements as required in Chapter 42 of the Code. Also, <br /> the applicant has included the combined legal description of proposed <br /> ' Parcel 2 and the . property to the immediate: South. Chapter 42. 09 <br /> Subdivision 6 (1) ; requires that all lots abut on a publicly dedicated <br /> street that has received legal status as such. Proposed Parcel 2 does not <br /> meet this requirement, however, because the lot to the South abuts Spring <br /> Lake Road, the combination of the two lots will allow the applicant to meet <br /> the intent of the Code. Staff would recommend that the combining of Parcel <br /> 2 with the Lot to the South be specifically referenced in any approval the <br /> Council may consider. <br /> The Mounds View Planning Commission has reviewed this request and <br /> recommended approval in Resolution No. 375-94 (copy attached) . Staff has <br /> attached all materials received as a part of this application foryour <br /> review.
