Section 10.10. Remedies Cumulative. Except as otherwise provided herein, all <br /> remedies conferred on Landlord and Tenant by this Lease shall be deemed cumulative and <br /> no one exclusive of the other or any other remedy conferred by law. <br /> Section 10.11. Binding Effect. The covenants and agreements contained in this <br /> Lease shall bind the respective successors, heirs, and legal representatives of the parties <br /> hereto. <br /> Section 10.12. Applicable Law. This Lease shall be governed by the internal laws <br /> and decisions of the State of Minnesota. <br /> Section 10.13. Counterparts. This Lease may be executed in any number of <br /> counterparts, each of which when executed and delivered shall be deemed an original, but <br /> such-counterparts-together-shall-constitute one-and-the same-inst-rument --- <br /> Section 10.14. Mutual Waiver of Subrogation.
