EXHIBIT A DESCRIPTION OF EASEMENT: A permanent easement for sanitary sewer purposes and a variable width temporary construction easement over, under and across that part of the South Half of the Northeast Quarter of Section 5, Township 30, Range 23, Ramsey County, Minnesota, which lies southerly of the south right-of-way line of Trunk Highway Number 10, now known as State Trunk Highway Number 118 according to Ramsey County Document Number 2458974, said permanent easement lies from 20.00 feet left to 20.00 feet right of the following described "Line A": ' Commencing at the southeast corner of said South Half of the Northeast Quarter; thence South 89 degrees 56 minutes 05 seconds West along the south line thereof a distance of 1354.61 feet to the point of beginning of said "Line A"; thence North 00 degrees 35 minutes 59 seconds West a distance of 64.73 feet; said temporary easement lies from 30.00 feet to 20.00 feet left on this course; thence North 89 degrees 56 minutes 05 seconds East a distance of 281.87 feet, said temporary easement lies from 38.00 feet to 20.00 feet left and from 25.00 feet to 20.00 feet right on this course; thence North 07 degrees 12 minutes 56 seconds East, a distance of 85.25 feet to a point on said south right-of-way line and said "Line A" there terminating, said temporary easement lies from 48.00 feet to 20.00 left and from 48.00 feet to 20.00 feet right on this course. Subject to the rights of the public for Sherwood Road and for a sewer easement both according to Ramsey County Document Number 1714471.
