2008 Mounds View Comprehensive Plan <br />______________________________________________________________________________ <br /> <br />Chapter 3: Land Use <br /> <br />3-21 <br />Future Land Use <br /> <br />In general, the City is proposing a slight decrease in residential land uses and a slight increase in the <br />amount of commercial and industrial land uses. The text that follows outlines and describes each <br />major general land use category. <br /> <br />Residential Uses <br /> <br />Residential development will continue to be the primary type of land use in Mounds View. The City <br />should strive to maintain and enhance the established residential land use pattern to provide a quality <br />environment for all density conditions and for all housing types. Within this context, low-density <br />single-family detached neighborhoods are to be preserved. However, in order to provide additional <br />housing opportunities and to ensure environmental quality, medium-density single-family attached <br />housing should be introduced to provide a transition between these neighborhoods and existing or <br />new higher intensity multifamily or commercial uses. This should be done in appropriate areas <br />through redevelopment of individual parcels or through larger mixed use planned unit developments. <br />All new larger scale residential development should be undertaken on a planned unit development <br />basis. This should be done not only to help ensure that the type of high quality development desired <br />by the community occurs, but to take maximum advantage of the limited amount of vacant land <br />remaining in the city. In areas that contain land of marginal development quality, cluster type <br />development should be utilized to reduce site work and prevent destruction of sensitive areas. <br /> <br />The County Highway 10 corridor has several properties that the City has designated for <br />redevelopment, and the City has envisioned higher density residential as one of the possible new <br />uses along the corridor. County Highway 10 is the main surface transportation route through <br />Mounds View.
