2008 Mounds View Comprehensive Plan <br />______________________________________________________________________________ <br /> <br />Chapter 3: Land Use <br /> <br />3-23 <br />Office Uses <br /> <br />Office uses in Mounds View have typically been found in light industrial business park buildings or <br />small one - two story professional buildings. In 2006 - 2007, Medtronic constructed a large <br />corporate campus north of Highway 10 that added over 1 million square feet of office space to the <br />city. There also was a new small office “condo” building built near city hall in 2007 that provides <br />an opportunity for businesses to own their office rather than using traditional leased space or having <br />to purchase an entire building. Office buildings are an important way to expand the city’s tax base <br />and provide high quality jobs. <br /> <br />Industrial Uses <br /> <br />The primary industrial area in Mounds View is in the southeast corner of the City generally in the <br />area of the intersection of County Highway 10 and Interstate 35W. The Mounds View Business <br />Park provides a major portion of the industrial land uses in the city. In addition, there are vacant <br />sites and single-family residential uses at the southwest quadrant of the intersection of County <br />Highway 10 and Woodale Drive where future business park expansion could occur. The City should <br />consider the redevelopment of the older industrial and commercial buildings along the north side of <br />County Road H west of County Highway 10 for light industrial use. In addition, the City should <br />consider the current Townsedge Terrace Manufactured Home Park and the adjacent Skyline Motel <br />site along Old Highway 8 as possible sites for future industrial expansion. <br /> <br />Land Uses Map Changes <br /> <br />The City is not proposing land use plan map designation changes for a vast majority of the city. <br />Appendix A on page A-1 shows the parcels where the City is proposing land use designation <br />changes and describes the proposed changes by parcel. <br /> <br />Interim Uses <br /> <br />The City will allow property owners that have existing uses that were permitted at the time they <br />were constructed in areas designated for future redevelopment to continue and maintain those land <br />uses. It is not the intent of this plan to force people to move, but to guide future usage of property <br />when property owners decide to redevelop their property. <br /> <br />Comprehensive Plan / Zoning Compatibility <br /> <br />Table 10 on page 3-25 shows the zoning districts that are compatible with the various <br />comprehensive plan land use designations.
