The average sale price in 2007 for Ramsey County
was $243,266 while the average sales price in Mounds View was $229,481.

Vacancy Rates

Vacancy rates are typically low since the majority of the rental housing in Mounds View is very
affordable. Vacancy rates are now becoming even lower because of the problems in the housing
market that began in 2006. The increasing rates of foreclosures are causing a rising number of
homeowners to lose their homes and move into rental housing.

Employment and Housing

Changes in employment patterns and continued job growth will have an impact on the demand for
housing in the City. Providing housing near jobs serves important economic and environmental
goals. Shorter commutes for workers reduce traffic congestion and associated impacts. Transit can
provide an important link between housing and employment centers, particularly for lower wage
employees.

Chapter 4: Housing

4-12
