The proposed subdivision is a re-subdivision <br /> of a portion of Pinecrest Addition. <br /> Section 1204.02, subd. 6, of the city code states: <br /> For any subdivision of a parcel on which a cash dedication for parks has <br /> previously been made, but on which an additional cash dedication is <br /> required due to re-subdivision, the amount of cash dedication required <br /> under re-subdivided parcel(s) shall be based on the new gross density <br /> less any applicable credit for the prior cash dedication. <br /> If a cash dedication for the property included in the proposed plat was made at the <br /> time of the Pinecrest Addition plat, then the developer would be entitled to a credit <br /> pursuant to section 1204.02, subd. 6.
