Hill and Multi—Tech Development Proposals <br /> Administrator's Review/Recommendation: <br /> - No comments to supplement this report / / <br /> - Comments attached. <br /> Explanation/Summary (attach supplement s eets as ecessary.) <br /> ,SUMMARY; <br /> Everest Development, representing Multi-Tech, has made application for the <br /> following within the Mounds View Business Park: <br /> 1) Development Plan Review - Review of a 59, 970 total square foot two- <br /> story building/facility addition at Multi-Tech Systems to be constructed <br /> on the West end of the existing Multi-Tech building. The addition will <br /> consist of a 28, 299 square foot building footprint, a 28, 171 square foot <br /> second floor and a 3 , 500 square foot addition on the East end of the <br /> building in the loading dock area. Staff has reviewed the submitted <br /> application and narrative provided by the applicant and found the request <br /> meets the intent of the Municipal Code as it applies to this request <br /> including land use, setbacks, zoning(if approved) , parking, etc. A review <br /> of the provisions for storm water control on the site is currently <br /> underway. Staff anticipates no problems with storm water control on the <br /> site as the ponding area constructed as part of the existing Business Park <br /> was sized to handle the further development of this property as well as the <br /> property to the immediate West. <br /> 2) Rezoning - Currently, the property located immediately West of the <br /> Mounds View Business Park is zoned B-3, Highway Commercial (please see <br /> attached map) . The applicant is proposing that the aforementioned property <br /> be rezoned to PUD, Planned Unit Development, to accommodate the proposed <br /> use of that parcel by Multi-Tech for required parking area. Also, the <br /> rezoning would provide consistent zoning for the entire Business Park <br /> complex. <br /> 3) Plat Approval - A Major Subdivision of the property immediately to the <br /> West of the existing Multi-Tech site is also being proposed. The property <br /> contains approximately 11. 55 acres and, as proposed, would be divided into <br /> two (2) lots.
