Hill <br /> Administrator's Review/Recommendation: <br /> - No comments to supplement this report <br /> - Comments attached. <br /> Explanation/Summary (attach supplement sheets as necessary.) <br /> SUMMARY; <br /> Everest Development has made application for the following within the <br /> Mounds View Business Park: <br /> 1) Development Plan Review - Review of a proposed 29, 568 square foot <br /> facility on the so-called Building M site of the Mounds View Business Park. <br /> The facility and associated parking and landscaping will front Quincy Drive <br /> with a West exposure. The proposal plans for an additional 18, 05b square <br /> feet of facility to be developed as needed. The site will be serviced by <br /> 80 parking stalls, three (3) of which are handicap accessible. The planned <br /> parking facilities are in excess of the amount required by Municipal Code <br /> and should more than adequately service the site. Please note that the <br /> parking stalls on the plan are not sized as required by Municipal Code (9'x <br /> 18'-plan vs. 9'x 20'-Code) however, Staff has met with the applicant and <br /> the corrected stall sizes will be provided on an updated site plan and, <br /> should be noted in any formal action taken by the City Council. Staff has <br /> reviewed the submitted application and narrative provided by the applicant <br /> and found the request meets the intent of the Municipal Code as it applies <br /> to this request including, land use, setbacks, zoning, etc. As with other <br /> sites developed in the Business Park, provision for storm water run-off <br /> will be provided via a ponding system located on an adjacent property. The <br /> nature of the development (PUD) allows for storm water storage off site <br /> but, within the boundary of the entire PUD. Staff has forwarded a copy of <br /> the storm water control plan to the City's consulting engineer for comment. <br /> 2) Major Subdivision - The applicant has also requested approval of a <br /> Major Subdivision to allow for the subdivision of a portion of Pinecrest <br /> Addition (please see attached map) . The subdivision would create a 2 . 64 <br /> acre lot fronting on Quincy Drive. Staff has checked with the City <br /> Attorney and, as proposed, the Subdivision request meets all applicable <br /> requirements of the Municipal Code. <br /> /7/-7/7-RA2' C <br /> Paul Harrington, Commuinity Development Coordinator <br /> RECOMMENDATION; <br />
