: 777
N C O:.R P O R A TED iViay 3, 1994
City of Mounds View
Paul Harrinc,ton
Re: Development of Northridge Greens Second Addition
D -ar Paul:
It .s our intention to obtain a special use permit to develop the enclosed and
c.tiscribed piece o; laud into 22 townhome-style condominiums. This development will
share egress to the south with Kncliwood Greens Condominiums.
The units shall be split entry style with approximately 900 square feet per floor.
The price range will he $75,000 - $100,000. We will be selling to owner occupants
only. We hope to begin marketing in June of 1994.
We will be requesting the council to allow controlled exit only to the south of the
development that will be shared by Knollwood Greens Condominiums.
In discussion with the board of the Knollwood Association, it is apparent: that
the egress to County,Road 10 during the winter is a definite hazard. We will request
that the city allow Prime Builders to install a gate system that would allow the owners
in our addition and the Knollwood addition to exit only south to Oak wood Drive ,)rl the
existing driveway easement.
Hedlund Engineering has consulted with both the watershed distri.;L and the
county to assure our proposed development will be acceptable. A wetland invent.:>ry
was completed and shows no existing wetlands.
If any questions arise out of the submitted, please contact John DeVries, Prime
Builders, Inc., at 550-1346. We look forward to meeting with the representatives of the
City of Mounds View to discuss the proposed development.
Sincer91y,-
John DeVries
Prime Builders, Inc
i!D-!C BASS LAKE ROAD.
