Mr. Weldon had previously met with City Staff <br /> and was told that the operation of the business was subject to conditions <br /> placed upon it by resolution. Staff further informed Mr. Weldon that any <br /> deviation from the configuration of the site as previously approved by City <br /> Council Resolution would require the submittal of a new site plan <br /> indicating parking and circulation patterns as well as natural or man-made <br /> buffers to reduce the visual impact of the operation on adjoining <br /> properties. Mr. Weldon informed Staff that he would provide a site plan <br /> no later than Friday, January 22, 1993 . <br /> Specifically, Mr. Weldon was told that the following items would be taken <br /> into consideration while reviewing his submitted site plan: <br /> * A minimum of eight (8) customer parking spaces, 9'x 20' , will be <br /> required on the site. These spaces will be required to be individually <br /> striped per Mounds View Municipal Code. <br /> * Any areas on the site to be utilized for vehicle sales shall provide, <br /> at a minimum, a 9'x 20' area per vehicle. Although areas for <br /> automobile sales will not be required to be striped, the 9'x 20' area <br /> per vehicle will be enforced. <br /> * Drive aisles on the property will be required to be a minimum of 20' <br /> wide in order to provide adequate circulation on the site. <br /> * A natural(plantings) or man-made(fence) buffer will be required on the <br /> site to help reduce the visual impact the operation may have on <br /> adjoining residential properties. <br /> * The entire site plan will be subject to review and approval by the <br /> appropriate staff in both thf Fire and Police Departments. <br /> • /,-7 / l <br /> RECOMMENDATION: Paul Harrington, y Planner <br /> Consider adoption of City Council Resolution No. 4335 following review of <br /> site plan submitted by applicant as part of licensing requirements. <br />
