The two centers provide opportunity for both limited and highway <br /> oriented retail sales and service businesses . The development of <br /> commercial uses in a highway-strip fashion may further fragment <br /> the community and is not consistent with community goals. <br /> New development in the District will be primarily limited <br /> business and/or medium density residential. Preservation of <br /> natural amenities not protected by wetland delineation should be <br /> incorporated into any new development, as well as provisions for <br /> dedication of land to a pedestrian/bicycle trail system. Access <br /> to Old Highway 10 should be limited and concentrated. Vehicular <br /> circulation should be developed according to a ring road concept <br /> to minimize conflicts between Old Highway 10 and local <br /> b_u_s i_ne s s/commer_c ial__and Civic__Center___users .____Relative_ to_general <br /> land use patterns, commercial and higher density residential <br /> development should be located in proximity to Old Highway 10, <br /> with a decrease in intensity of use occurring outward from the <br /> highway toward the lower density residential neighborhoods . <br /> Differing, abutting land uses should be buffered with open space <br /> and landscaping to minimize impact. <br /> Rev. 8/91 11 <br />
