DISTRICT 2 <br /> (NOTE: This District is part of the Old Highway 10 Corridor; <br /> additional planning considerations are contained in that sec- <br /> tion. ) <br /> District 2 forms the City's East Gate area and the existing <br /> development includes commercial uses, the majority of which is a <br /> PUD straddling Old Highway 10 . Some high density and low density <br /> residential uses exist on the south side of the highway. <br /> Natural features, which add to the attractiveness of an area <br /> while constraining development patterns, are rather limited in <br /> District 2 . An area of wetland surrounded by a large tree <br /> massing exists in the far southwest corner. Part of this area is <br /> a nature path which was constructed with access from Woodale <br /> Drive and County Road H. <br /> Several holding ponds have been constructed in connection with <br /> the PUD on the north side of the highway and several are proposed <br /> for the south side in the PUD. There is also a small wetland <br /> area near the southeast corner. <br /> The highway bisects the District diagonally and physically <br /> divides it. However, the land uses and the industrial park lend <br /> some degree of unification to the area. The heavily traveled <br /> highway brings considerable transient and local traffic to and <br /> from Mounds View. <br /> Limited vacant land exists within this District in the form of <br /> industrial/commercial parcels . The greatest opportunity lies in <br /> the fact that this District is the East Gate of Mounds View, <br /> planned as the city's hospitality and industrial center. Some <br /> commercial building has occurred as part of the PUD, but <br /> additional land is available for development. A small wetland <br /> exists in this area as well. <br /> Property on the west end of the PUD, abutting Old Highway 10 and <br /> County Road H2 is a candidate for redevelopment, possibly as part <br /> of the larger PUD. The low density residential property on the <br /> south side of the highway in this District could afford the <br /> opportunity for redevelopment. It is imperative that primary <br /> consideration be given to limiting the impact of any development <br /> on the adjacent district(s) . <br /> • <br /> Rev. 8/91 13 <br />
