DISTRICT 8 <br /> District 8 is fully developed consisting primarily of single <br /> family residential neighborhoods. Residents are served by <br /> Lambert Park in the southwestern portion of the District. No <br /> undeveloped land remains within the District. <br /> Located on the eastern edge of the District adjacent to Inter- <br /> state 35W is a mobile home park which is a permitted use due <br /> to the City's adoption of a Mobile Home Zoning (R-5) district- <br /> even though it exceeds current density standards making it a <br /> grandfathered condition. The City should take an active role <br /> in working to lessen the impact of existing conditions within <br /> _the-mobile--home park-. - <br /> One of the City's first concentrations of duplex units is <br /> located in this District on Raymond Avenue directly adjacent <br /> to the mobile home park. These units have begun to <br /> deteriorate and are prime candidates for rehabilita- <br /> tion/redevelopment should funding sources be identified. <br /> Several non-conforming businesses are located in the northwest <br /> and southwest corners of the District. As the opportunity <br /> presents itself, these non-conforming uses should be <br /> eliminated. <br /> Pinewood Elementary School, the only public elementary school <br /> in the City, is located in the northeast corner of the <br /> District. The school's ball fields are used and maintained by <br /> the City for various recreation programs . Additionally, the <br /> school's playground is extensively used and draws visitors <br /> from the entire region. <br /> The two existing wetlands in the District are protected from <br /> development by the City's Wetland Zoning Ordinance. Topograp- <br /> hically, the District is relatively flat, however, steep <br /> slopes exist in the northeast area of the District in the <br /> Pinewood School vicinity. <br /> Rev. 8/91 26 <br />
