DISTRICT 10 <br /> District 10 is entirely residential in character with single <br /> family homes on very large lots. A church on the north boundary <br /> and an apartment development on the east boundary are the only <br /> other land uses aside from low density residential. The location <br /> of these higher land uses reduces the intrusion of traffic into <br /> the interior of the District. <br /> Mature tree massing with dense undergrowth, slopes, wetlands and <br /> Spring Creek represents a significant share of the natural <br /> features to be found in Mounds View. The southwestern portion of <br /> the District contains a wetland area bounded by steep slopes, of <br /> which___1.6___acres have__been__designated___park___land__to__remain_ in__a <br /> natural state. The City has reserved limited easement along <br /> Spring Creek as part of a future community trail system. <br /> Future land use in the District is limited to residential, fill- <br /> in development. The character of the neighborhood, as well as <br /> wetlands and other natural features can be best preserved by <br /> single family residences on large lots. Some homes in the area <br /> are in need of rehabilitation. A district-wide clean up program <br /> is needed to reduce the hazards associated with dense under- <br /> growth. <br /> Heavily traveled county roads ring the District and therefore <br /> must be monitored and managed to control negative impacts to the <br /> area. Future street easement along the border of Fridley, a <br /> southern continuation of Pleasant View Drive, is unlikely, as <br /> there is no benefit to property on the west at this time. <br /> Rev. 8/91 30 <br />
