Article 12 <br /> 12.1 Scope of Architect's Services <br /> 12.1.1 The Architect is responsible for meeting only written Owner instructions, written <br /> design and construction criteria, written review comments, and written contract <br /> modifications; the Owner's Building Code; and the Owner's Zoning Ordinance. The Owner <br /> must notify the Architect in writing at the beginning of the Project of any other Owner <br /> requirements or regulations that apply to the Project. <br /> 12.1.2 Schematic Design Documents are not part of the Contract. The Owner has provided <br /> the building floor plan as shown on attached Exhibit 1. The Architect will base Design - <br /> Development on this sketch. We understand the Owner has reviewed the floor plan with <br /> the Building Inspector and that the Owner's floor plan meets all aspects of the building <br /> code. <br /> 12.1.3 Before proceeding to the succeeding phase of Basic Services, the Owner's written <br /> approval is required at: <br /> 1) Acceptance of Design Development Package <br /> 2) Acceptance of Final Plans and Specifications for Construction <br /> Documents Phase <br /> 12.1.4 During the phases of Basic Services identified in Sections 2.2 through 2.5, called <br /> "Design", Architect shall make not more than the following site visits for meetings with the <br /> Owner: <br /> 1) Design Development Phase 2 visits <br /> 2) Construction Documents Phase 2 visits <br /> 3) Bidding or Negotiation Phase 1 visit <br /> 12.2 Compensation <br /> . . or :asic ervices consis mg o lose a escrie. in ec ions roug ". <br /> ("Design"), Owner shall pay Architect the stipulated sum of ,:::.
