<br />Item No: 1 <br />Meeting Date: July 6, 2015 <br />Type of Business: W orksession <br />Administrator Review : ________ <br /> <br />City of Mounds View Staff Report <br />To: Honorable Mayor and City Council <br />From: Heidi Heller, Planning Associate <br />Item Title/Subject: Discuss Developers Tour Observations and Next Steps for <br />Crossroad Pointe Development <br /> <br /> <br />Discussion: <br />On June 29, 2015 members of the City Council, Planning Commission, Economic <br />Development Commission and City Staff toured three newer multi-family rental housing <br />developments in order to give Council and Commissioners a real look at the types of multi- <br />family housing that is now being constructed. The desires and demands of renters have <br />changed and today’s apartment buildings have high-end finishes and a lot of on-site <br />amenities. Many people, from young professionals to empty-nesters, are now “renters by <br />choice” rather than wanting to be a homeowner. <br /> <br />Mayor Flaherty requested that tour observations, potential for multi-family on the Crossroad <br />Pointe site and the City’s next steps for redevelopment be discussed as soon as possible. <br />The Planning Commission and Economic Development Commission have been invited to <br />the July Worksession meeting. <br /> <br />Here are the developments that were visited on our tour: <br /> <br />The Landings at Silver Lake Village, St. Anthony <br />Developer: Dominion <br />261 units on 7.04 acres <br />4 stories with underground parking <br />Tax value $39,225,400 <br />http://www.landingsatsilverlakevillage.com/ <br /> <br />The Legends at Silver Lake Village, St. Anthony (affordable, senior 55+) <br />Developer: Dominion <br />170 units on 2.61 acres <br />4 stories with underground parking <br />Tax value $14,595,000 <br />http://www.legends-silver-lake.com/ <br /> <br />**New retail area that was developed near The Landings & The Legends (south side of <br />Cub Foods) <br />Total 5.79 acres <br />Tax value $10,221,800
