<br />5.12 <br /> <br />In addition to immediate highway access, the site is located very near the Anoka County/Blaine <br />Airport, which is classified as a minor airport, has the longest runway length within the MAC’s <br />reliever airport system. Last year it had 80,000 take-offs and landings, and could support 200,000+ <br />operations per year. The airport has 20 acres of undeveloped open space within the Key Air <br />leasehold, which could accommodate 130,000 sq. ft. of additional future vertical infrastructure. <br />5.3 DEMOGRAPHIC TRENDS <br />Long range demographic trends have been affecting real estate demand over the past 40 <br />years because many of these trends will likely continue into the future. Figures 11 through 15 <br />illustrate 40-year trends related to population age, household size, household type, <br />homeownership, and income. The following are key findings from the figures. <br />5.3.1 Median Age <br />Since 1970, the median age of <br />the population has increased <br />significantly at the local, <br />regional, and national levels. <br />Within Mounds View, however, <br />the rate of aging has been <br />greater than the county, the <br />metro, and the US. The age <br />profile of the population has <br />important ramifications on the <br />market for housing and retail. <br />Younger persons have <br />significantly different demands than older persons when it comes to housing types and shopping <br />habits. <br />5.3.2 Household Size <br />Household size declined sharply <br />between 1970 and 1980, <br />especially in Mounds View, as <br />the youngest baby boomers <br />moved out of their parents’ <br />homes and started new <br />households. Since 1980, <br />household size has continued to <br />drop, though not at as sharp as <br />during the 1970s. Changes in <br />household size can impact <br />housing and retail markets in a variety of ways.
