1/3/12 − Work Session <br />Item 2 – PAK Building <br />Page 4 of 4 <br /> <br />Kevitt Excavating - $33,825 <br />Includes: Permits Including Sewer/Water Disconnect, Hydrant Use and <br />Demolition; Asbestos/Hazardous Material Survey; Sewer/Water Disconnects; <br />Demolition Removal and Disposal of Building and Foundation; Removal and <br />Disposal of Bituminous Parking Lot; Grading of Disturbed Areas Using Onsite <br />Materials; Installation of Erosion Controls (such as silt fence if needed). <br /> <br />Excludes: Asbestos/Hazardous Material Removals (Pending Survey); Removal <br />of Building Contents (if any); Restoration of Topsoil and Seed <br /> <br />City staff plans to receive a third demolition bid before the January 9th EDA meeting. <br /> <br />For comparison purposes, in 2006, the cost for demolition, site clearance and abatement of <br />hazardous materials of the former Premium Stop gas station site was $24,910. The size of <br />the former Premium Stop structures were 2,100 square feet (building) and 700 square feet <br />(car wash). The size of the “PAK” building is 10,560 square feet. <br /> <br />2002 County Road 10 Redevelopment and Revitalization Plan <br />The latest County Road 10 Redevelopment and Revitalization Plan was completed in 2002. <br />The plan did not include a redevelopment concept for this particular site. However, page <br />12 of the plan referred to the “old, unattractive commercial properties” on the site and <br />“numerous small lots with direct and/or undefined access” to County Road 10. A single- <br />parcel redevelopment project occurred on the site in 2004 (the former Amoco station was <br />replaced by a new CVS Pharmacy). <br /> <br />EDC Discussion - December 16, 2011 <br />The EDC discussed the “PAK” building at their December 16th regular meeting. Their <br />recommendation was in the form of a 5-0 Motion to the EDA to purchase the property for <br />the purpose of future redevelopment. <br /> <br />Recommendation <br />Staff recommends that the City Council discuss the EDA’s interest in purchasing the “PAK” <br />building property located at 2832 County Road 10.
