Review and analysis of NWI maps,City wetland maps,contours over aerial <br /> photography maps for wetland identification on the Watson property. <br /> B. Field review and identification of wetland boundaries using information from <br /> -Subtask-A. <br /> Estimated Fee: $700 <br /> Task 2 - Golf Course Concepts (including Watson Property) <br /> Based on information currently available and field data from Task 1,an.18-hole,par 3 golf <br /> course, with driving range, concept will be investigated. It can be noted that initial <br /> research and discussion finds that a "regulation" 18-hole golf course is not feasible,even <br /> with the addition of the Watson property <br /> The subtasks associated with investigating the 18-hole golf course option indude: <br /> • A. Golf course concept-site layout and graphics(using information.from Task 1) <br /> B. Identification of acceptable 18-hole golf course concept elements for further <br /> financial study <br /> Estimated Fee: $2,800 <br /> Task 3 - Financial Analysis <br /> The 18-hole, par 3 golf course development option will be reviewed from a financial <br /> . standpoint. Financial analysis of the current 9-hole golf course concept will further be <br /> updated focused onfurthering-estimated appraisal information. <br /> The subtasks associated with the financial analysis overview include: <br /> A. Revenue projections <br /> B. Estimated expense calculations <br /> C. Site acquisition/development costs (using researched appraisal costs <br /> undertaken by City) <br /> Estimated Fee: $800 <br /> The total fee range for the above work is estimated to be between $4,300 and a not-to- <br /> exceed figure of$4,500. <br />
