Mounds View Municipal Code Chapter 59. 07 Subdivision 2 <br /> requires that "All proposed industrial, commercial and residential <br /> developments and, the expansion of existing facilities. . .must be reviewed <br /> by the Planning Commission and approved by the City Council" . <br /> The applicant is proposing the conversion of approximately 4, 635 square <br /> feet of existing warehouse space into office space. An additional 4, 175 <br /> square feet of office space will be created with the construction of a <br /> mezzanine. These alterations will not change the existing footprint of the <br /> building in any manner. In addition to the aforementioned alterations, the <br /> applicant is requesting review of a proposed 57 vehicle parking area <br /> adjacent to the existing building. <br /> In late 1990 - early 1991, Tyson Trucking was given City approval for an <br /> expansion of their facilities at 4825 Mustang Circle. This approval <br /> included the addition of 80, 500 square feet of warehouse space and parking <br /> to accommodate this increase. At present, these improvements have not been <br /> constructed. The attached site plan shows the previously approved <br /> warehouse and par-]ming—expa-n-s-ion plus-,—the currently prnposed projoet— <br /> (highlighted in yellow) . <br /> Staff has reviewed the proposal and found it to be in conformance with all <br /> applicable sections of the Mounds View Municipal Code. All building <br /> permits for the project will be issued by the Mounds View Building <br /> Inspector following review of and approval of construction plans. The City <br /> Engineer has reviewed the proposed parking area and determined that its <br /> location and size will not impact the storm water management capacity for <br /> the site.
