<br /> <br />The Station Staff Report <br />April 9, 2007 <br />Page 2 <br /> <br />Minor Subdivision Discussion: <br /> <br />The Station currently owns one 9,562 square foot parcel ( 0.22 acres) at the northeast corner <br />of the site, and the neighboring Alanon Society’s property is made up of four small parcels <br />surrounding The Station. This subdivision action would create two parcels, rather than five <br />(see diagrams below). The Station owners have a purchase agreement with the Alanon <br />Society to purchase an additional 14,833 square feet to be added to their property in order to <br />meet the minimum lot size requirements for a gas station. A minor subdivision of this lot <br />would be consistent with the Zoning Code, subdivision regulations and the Comprehensive <br />Plan. The resulting area of the proposed parcels is as follows: <br /> <br />Parcel Proposed Use Area (Sq Ft / Acres) <br /> A The Station 24,395 / 0.56 <br /> B Remainder of New Brighton Alanon property 15,195 / 0.35 <br /> <br /> <br /> <br /> <br />The Station <br />Existing parcel conditions <br />– the Alano Society owns the <br />4 small parcels surrounding <br />The Station. The lines are <br />indicating that all the parcels <br />are linked together for county <br />tax purposes, creating 1 tax <br />parcel. <br /> <br /> <br /> <br /> <br />
