The lot is 75' wide and has an easement of 30' on one side for drainage. <br /> Taking into consideration the 5' side yard set back on the garage side, <br /> this leaves us with only 45' to build a home. <br /> 2. I have built this home in several cities in the northern suburbs without it <br /> being necessary to receive a variance for the side yard set back taking into <br /> consideration the "normal " set backs for the majority of cities. The home <br /> is not over-sized in width and has been found to be very adaptable to most <br /> any lot size. <br /> 3. If I must keep the "house" portion of this home the 10' over, that only leaves <br /> room for a 40' home, which would limit the choices of styles for this lot <br /> even further. <br /> 4. This particular lot happens to have its' side yard backing up to the rear <br /> yards of the adjoining properties.
