<br />Development Update <br />April 2, 2007 <br />Page 2 <br /> <br /> <br />Premium Stop Redevelopment. Located at the intersection of County Road H2 and County <br />Road 10 and southeast to the intersection of Woodale Drive and County Road 10, the <br />Premium Stop Redevelopment area represents an exciting opportunity for the City to help <br />improve the image of the County Road 10 corridor by attracting quality development to the <br />former blighted gas station site and adjacent undeveloped and under-developed properties. <br />Plans call for a mix of market rate housing (senior and owner occupied townhomes) retail <br />space and office development. Staff is preparing an RFP/RFQ for distribution later this <br />month. The development will encourage interconnectivity between parcels and between the <br />residential neighborhoods to the County Road 10 corridor. Trailways, landscaping and other <br />amenities will be consistently utilized to promote a sense of place and community. Staff will <br />be encouraging Active Living principles in the ultimate design. <br /> <br />Skyline Motel. The Skyline Motel is located at 4889 Old Highway 8 just south of the <br />Townsedge Terrace Manufactured Home Park. Recently the target of a redevelopment <br />opportunity, the site remains on the market and staff has been in contact with the owners in <br />an effort to help move the process along. While the site encompasses about three acres, it <br />is more narrow than deep which poses some development constraints. The City is hoping to <br />attract a quality non-industrial development to the site. <br /> <br />Tyson Companies. Tyson approached the City last year regarding their desire to undertake <br />a major expansion of their facility on Mustang Circle, property abutting the City of New <br />Brighton. A component of the development would involve extending a rail line north through <br />the Belair property. After development applications were submitted, Tyson began <br />negotiating with Ferrellgas to relocate their facility which is presently in operation in the City <br />of New Brighton on Old Highway 8 to Tyson’s lot on Mustang Drive. The City requested <br />submission of a detailed Risk Management Plan (RMP) which is presently under review. <br /> <br /> <br />Comprehensive Plan <br /> <br />The City will be forming a taskforce to begin review of the Comprehensive Plan and will likely <br />reconsider future land uses designated in the Mustang Drive and Mustang Circle industrial <br />area. At the same time, the land upon which the Skyline Motel is located will be studied as <br />well to assess the most appropriate land use, which is especially important considering the <br />redevelopment activity underway in New Brighton (NW Quadrant) on Old Highway 8. <br /> <br />Conclusion: <br /> <br />The Cities of Mounds View and New Brighton will benefit by working together on planning <br />and development issues that jointly affect our communities. Traffic and transportation <br />issues, 35W in particular, will require a continued effort on the part of the cities in conjunction <br />with groups such as the North Metro Mayor’s Association and the North Metro 35W Corridor <br />Coalition to address the existing and future system deficiencies. <br /> <br /> <br /> <br />
