WHEREAS, the grading and drainage plan has been reviewed and approved by the City Engineer subject to minor revisions and subject to Rice Creek Watershed District approval; and, WHEREAS, the City Council held a duly noticed public hearing regarding this preliminary plat on Monday, February 27, 2006. WHEREAS, the Planning Commission supported the request by adopting Resolution 825-06, which recommends approval of the major subdivision; and NOW, THEREFORE, BE IT RESOLVED that the Mounds View City Council approves the preliminary plat for the major subdivision of 3049 Woodale, subject to the following conditions: 1. The applicant shall arrange to have an acceptable title commitment provided to the City Attorney for review prior to the final plat approval by the City Council. 2. The applicant shall pay a park dedication fee in the amount of $20,160. 3. The applicant shall take all steps to save any significant trees possible during the construction and shall make arrangements to have a minimum of two trees planted in each front yard upon project completion and sod all yard areas. 4. The applicant shall obtain approval from Rice Creek Watershed District and the Minnesota Pollution Control Agency before construction activity commences. 5. All utilities within the development area and to the individual home sites shall be located underground. 6. The applicant shall apply for Final Plat approval no later than July 5, 2006 or the Preliminary Plat approval will become null and void.
