DISTRICT 2 <br /> (NOTE: This district is part of the Old Highway 10 Corridor; <br /> additional planning considerations are contained in that sec- <br /> tion. ) <br /> District 2 forms the City's East Gate area and the existing <br /> development includes commercial uses, the majority of which is a <br /> PUD straddling Old Highway 10 . Some high density and low density <br /> residential uses exist on the south side of the highway. <br /> Natural features, which add to the attractiveness of an area <br /> while constraining development patterns, are rather limited in <br /> District 2 . An area of wetland surrounded by a large tree <br /> massing exists in the far south-west corner. Part of this area <br /> is a nature path which was constructed with access from Woodale <br /> Drive and County Road H. <br /> Several holding ponds have been constructed in connection <br /> with the PUD on the north side of the highway and several are <br /> proposed for the south side in the PUD. There is also a small <br /> wetland area near the south-east corner. <br /> The highway lies diagonally through the district and physi- <br /> cally divides it. The land uses and the industrial park, <br /> however, lend some degree of unification to the area. The <br /> heavily traveled hiahway h=__rings considorab tansienL— -- local <br /> traffic to and from Mounds View. <br /> Limited vacant land exists within this district in the form <br /> of industrial/commercial parcels . The greatest opportunity lies <br /> in the fact that this district is the East Gate of Mounds View, <br /> 0491-1 (No Revisions) <br />
