District 6 <br /> (Note: District 6 lies within the Old Highway 10 Corridor Plan. <br /> Additional planning considerations are contained within that <br /> section. ) <br /> The predominant land use within District 6 is single family <br /> housing built on relatively large lots . Land use along the Old <br /> Highway 10 corridor is a mixture of single and multiple family <br /> residential, a day care facility and highway commercial. Also <br /> located in the District are two churches, one with an elementary <br /> school. There is a considerable mixture of old and new homes in <br /> the District. <br /> There are no officially designated wetlands in the District. The <br /> topography is relatively flat which has contributed to <br /> significant drainage problems . The District is served by <br /> Hillview Park located along the eastern border of the District. <br /> Access is to Old Highway 10, County Road I on the south, and to <br /> Long Lake Road on the east. Old Highway 10 and County Road I are <br /> the major traffic impacts on the District, with noise from Old <br /> Highway 10 being a major problem. As in District 5, District 6 <br /> suffers from higher than expected traffic on the North/South <br /> through streets. Long Lake Road and Hillview Road also carry a <br /> considerable volume of traffic. The Airport Access Road <br /> interchange at New Highway 10 may significantly increase traffic <br /> on several streets . <br /> Due to the primary north/south runway orientation, the Anoka <br /> County/Blaine Airport (Janes Field) impacts this District. <br /> The District offers limited opportunities for fill-in low density <br /> residential development. A number of homes within the district <br /> are in need of rehabilitation. Efforts should be made to <br /> identify any state or federal funds that may be available for - <br /> improvement of these dwellings . The City would need to act as a <br /> liaison to encourage redevelopment and to aid residents in <br /> obtaining the funding. The Old Highway 10 Corridor is a mixture <br /> of single family, medium density and high density residential as <br /> wel - • ' . . . . - y-development or redevelopment <br /> outside of the Old Highway 10 Corridor should be single <br /> residential-to maintain the primary character of the District. <br /> Any planning proposal in this area should not preclude the <br /> extension of Knollwood Drive, south of Ardan Avenue. <br /> Additional redevelopment opportunities on Old Highway 10 should <br /> be closely reviewed to minimize negative impact on the overall <br /> residential character of the District. <br />
