District 12 <br /> (NOTE: This district is part of the Old Highway 10 corridor; <br /> additional planning considerations are contained in that section. ) <br /> District 12 abuts Old Highway 10 and forms the southern section of <br /> the City's West Gate entrance. Land use along the highway is <br /> multi-use commercial; the highest use is presently a gas station on <br /> the corner of the highway and Silver Lake Road. This district is <br /> primarily low density residential with isolated pockets of medium <br /> and high density uses . The District is serviced by Lakeside Park, <br /> on the north side of Spring Lake, which is jointly managed by the <br /> Lakeside Park Commission. <br /> Some tree massing appears in this area but most are contained on <br /> residential property. The predominant natural feature is a portion <br /> of Spring Lake, the only natural lake within the City's boundaries . <br /> Some commercial properties existing along Old Highway 10 are non- <br /> conforming due to setbacks and inadequate parking, which should be <br /> monitored in order to capitalizd on any opportunity to align them <br /> with City codes. A few sparsely located open lots exist for fill- <br /> in residential development but the vast majority of property in <br /> this district is already consumed. The present housing stock is <br /> generally in good repair. <br /> The Silver Lake area and water pipe easement along County Road I <br /> has the potential to assist in the City's plans to develop a system <br /> of pathways leading to City Center. Additional recreational <br /> opportunities exist along the south shore of Spring Lake, where it <br /> lies within Mounds View city limits . <br />
