<br /> <br /> <br />WHEREAS, on February 27, 2006, the Mounds View City Council held a duly <br />noticed public hearing regarding this subdivision and approved Resolution 6748 which <br />approved the “Hidden Hollow South” preliminary plat; and, <br /> <br />WHEREAS, the City Attorney has reviewed the final plat and finds it to be in <br />conformance with all applicable sections of the Mounds View Municipal Code, subject to <br />the conditions and requirements contained in this Resolution; and, <br /> <br />WHEREAS, the Mounds View City Council has reviewed the proposed final plat for <br />the “Hidden Hollow South” subdivision and finds it to be consistent with the preliminary plat <br />and in conformance with Resolution 6748 and with all applicable sections of the Mounds <br />View Municipal Code, subject to the conditions and requirements contained in this <br />Resolution. <br /> <br />NOW, THEREFORE, BE IT RESOLVED that the Mounds View City Council, having <br />already approved the preliminary plat, approves the final plat and Development Agreement <br />for the “Hidden Hollow South” subdivision, subject to stipulations as follows: <br /> <br />1. Prior to the Final Plat execution, Dan Saplis shall pay a park dedication <br />fee in the amount of $20,160.00. <br /> <br />2. Dan Saplis shall enter into the Developers Agreement with the City and <br />arrange to record said document with Ramsey County. <br /> <br />3. Dan Saplis shall obtain final approval from Rice Creek Watershed District <br />and the Minnesota Pollution Control Agency before construction activity <br />commences. <br /> <br />4. Any grading or alteration within a wetland will require a City Wetland <br />Alteration Permit. Grading or construction within 100’ of the wetland will <br />require a City Wetland Buffer Permit. <br /> <br />5. No grading or construction activity may proceed without all necessary <br />permits having been obtained. <br /> <br />6. All utilities within the development area and to the individual home sites <br />shall be located underground. <br /> <br />7. Necessary permits shall be obtained for any and all work occurring within <br />the City right of way. <br /> <br />8. City approval is contingent upon the Ramsey County Surveyor’s approval. <br /> <br />9. Dan Saplis shall successfully complete any and all requirements after <br />final review of the final plat by the City Attorney and City Engineer and <br />City Staff. <br /> <br /> <br />
