_ Te . aZ <br /> • MEMORANDUM <br /> TO: MAYOR AND CITY COUNCIL � ,D <br /> FROM: CITY ADMINISTRATOR SAMANTHA ORDUNO T <br /> DATE: FEBRUARY 28, 1991 <br /> RE: PRESENTATION BY EVEREST GROUP <br /> Two weeks ago Tim Nelson and Bill Franke of Everest met with Rick <br /> Minetor and myself to bring us up-to-date on their development <br /> plans for Phase II and the Loose Ends site. <br /> Phase II <br /> Evidently, there is a possible tenant for Building I . In regards to <br /> Buildings H & J, Everest would like to address the Council with a <br /> revision to the square footage of the two buildings . The proposal <br /> is to decrease the size of Building J and increase the size of <br /> Building H while maintaining the previously agreed upon total <br /> square footage of the two buildings . This revision may also include <br /> upgrading of the exterior of Building J to accommodate a higher <br /> quality of tenant. <br /> 411 Loose Ends Site <br /> The Everest Group does not have immediate plans for the building. <br /> They expressed desire to secure a "temporary" tenant (temporary was <br /> defined as not more than one year) until plans are formulated for <br /> the development of the remainder of Phase I. <br /> There are several important issues the Council may wish to consider <br /> discussing with Everest regarding the Loose Ends site: <br /> * The type and service level of a temporary business <br /> on that site. Because it is a very visible site and <br /> has a high measure of geographical connection to <br /> the Business Park, it is necessary to maintain a <br /> high degree of quality on the site. <br /> * The marketability of the site if the building <br /> was removed, the land cleared and prepared <br /> for development. <br /> * If an acceptable temporary tenant is not found and <br /> the building is not removed, the site must be <br /> maintained at an appropriate level. <br />
