MEMORANDUM <br /> TO: MAYOR AND CITY COUNCIL <br /> FROM: PLANNING TECHNICIAN HARRINGTON pd. <br /> DATE: January 3, 1991 <br /> SUBJECT: MAJOR SUBDIVISION, 2601/2617 SHERWOOD ROAD <br /> WAYNE AND BARB DEPEW, PLANNING CASE NO. 319-90 <br /> Wayne and Barb Depew are requesting a lot split for the property <br /> located at 2601\2617 Sherwood Road. Additionally, they are <br /> proposing that the portion split from 2617 Sherwood Road be added <br /> to the rear of 2601 Sherwood Road so as not to create a land- <br /> locked parcel(please see attached sketch) . <br /> Currently, the area of the parcel is 2. 11 acres. This area <br /> exceeds the maximum 2 acres for a Minor Subdivision, therefore, <br /> this lot split is considered a Major Subdivision as outlined in <br /> • Chapter 42 of the Municipal Code. <br /> Chapter 40 . 06, Subd. B of the Municipal Code requires that an <br /> interior lot in an R-1 zoning district have a minimum area of <br /> 11,000 square feet, and a minimum frontage of 75 feet. The <br /> proposed subdivision would not alter the existing frontage widths <br /> of the two lots and meets the minimum area requirements . <br /> The Mounds View Planning Commission, at their regular meeting of <br /> January 2, 1991, recommended approval of the Major Subdivision. <br /> Planning Commission Resolution No. 307-91 is attached for your <br /> review. <br /> • •i • -r i Ica e o urvey wi •e avai a• e 'on•ay <br /> evening. <br /> Staff is seeking Council direction in this matter. <br /> f:2601SHER/CCA <br />
