'SERIA E:S TO 8885979 P.04 <br /> Conclusions <br /> Based on our observations at the existing gas station together with <br /> information on the proposed station we conclude the following: <br /> 1 ) The existing operations at Long Lake Road, Bronson Drive and the gas <br /> station site function well from a traffic volume viewpoint. <br /> 2) The proposed gas station redevelopment will "clean up" the existing <br /> station with its "implied" driveway locations. <br /> 3) The new station is expected to have higher traffic volumes than the <br /> existing station. Even with these higher volumes, the station is not <br /> expected to impact operations along Long Lake Road or to be impacted by <br /> Long Lake volumes. Access to and from the station is expected to be <br /> safe and efficient. <br /> 4) Operationally, Bronson Drive operates much like a low volume driveway. <br /> Because of the low volumes on Bronson Drive, it is not expected to have <br /> any operational difficulties in having the gas station driveway near <br /> Bronson. Operationally, this will function as two nearby driveways <br /> would, with Bronson actually being the lower volume driveway. <br /> • <br /> • <br /> • <br />
