COMSTOCK & DAVIS, INC. <br /> 1446 COUNTY ROAD"J" <br /> MINNEAPOLIS, MINNESOTA 55432 <br /> TEL.:784-9846 <br /> CONSULTING ENGINEERS <br /> February 27, 1974 <br /> Mr. Dennis Zylla, Clerk-Administrator <br /> City of Mounds View <br /> 2401 Highway No. 10 <br /> St. Paul, Minnesota 55112 <br /> Ref: Proposed Lot Split <br /> 7474 Spring Lake Road <br /> Dear Dennis, <br /> As you requested we have reviewed the block enclosed by Pleasant View, <br /> Bronson, Spring Lake Road and the County Road H-2 to determine a way to <br /> provide a road into the middle of the block so that the back half of the <br /> lots could be split off. <br /> The only large parcel of land remaining in the block is the parcel at 7474 <br /> 111/1 Spring Lake Road. A 50 foot street easement if taken along the west <br /> boundary of this lot would allow access into the center of the block. <br /> The houses facing Pleasant View Drive and Spring Lake Road are set deeply <br /> on their lots. However, the lots are deep enough so that legal size lots <br /> could be split off the back of these lots if a road went down the center <br /> of the block. <br /> Another possibility of a road into the block would be coming from Spring <br /> Lake Road between houses 7380 and 7406. The distance between these houses <br /> is about 107 feet. A 50 foot easement could be taken between the houses. <br /> The houses would be set back approximately 28 feet from the right-of-way <br /> line. The lot size of 7380 would be approximately 93 feet on Spring Lake <br /> Road.
