She noted that there have been some <br /> changes in the proposal since the last Planning <br /> Commission meeting. (At this time Director <br /> Sheldon distributed pictures of four other <br /> centers owned by the applicant showing <br /> examples of signage). She explained that the <br /> last time this item was before the Planning <br /> Commission, the applicant was proposing a <br /> sign 75 feet high and 800 square feet in area <br /> ilk which they felt was needed so the shopping <br /> center name and tenant names would appear <br /> above the bridge. She explained that the <br /> Planning Commission requested information <br /> regarding how much of the sign would show <br /> above the bridge and how the bridge would <br /> look to a motorist traveling on Highway 10. <br /> Director Sheldon explained that the City <br /> Engineer did a study on how high the sign <br /> would have to be to appear over the bridge at a <br /> distance which a motorist would travel in 10 <br /> seconds at 50 mph. (Ten seconds was <br /> considered the amount of time it would take a <br /> motorist to decide to slow and turn into the <br /> shopping center.) The study showed that if you <br /> are 765 feet back from Long Lake Road and <br /> the sign is placed in the area proposed by the <br /> applicant, then the bridge will cover up to 52 <br /> feet of the sign and the sign will show above <br /> the bridge railing from 52 feet upwards. She <br /> went on to explained that on a 75 foot high <br /> sign, 23 feet would show above the bridge <br /> railing and you would only see the center <br /> identification part of the sign.
