Mounds View Planning Commission June 18, 1997 <br /> • Regular Meeting Page 2 <br /> 4. <br /> Planning Case No. 488-97 <br /> 2975 Highway 10 <br /> Applicant: Spot's Quick Lube <br /> Variance in Front Setback to Allow Business Identification Sign for Spots Quick Lube <br /> The applicant, Ron Ostrander, was not present. <br /> Community Development Director Sheldon reviewed the request informing the <br /> Commission that the applicant is requesting a variance in the front setback to <br /> place their business identification sign within 5 feet of the front property line along <br /> Highway 10 where 15 feet is required by City Code. Director Sheldon indicated that <br /> the identification sign for the previous business was also closer than the 15 feet. <br /> The applicant is proposing to move it closer to Highway 10 because of visibility <br /> problems due to large trees being located on the properties to the north and south <br /> of Mr. Ostrander's property. Director Sheldon also informed the Commission that <br /> 41111 the support pad for the pedestal sign has already been poured because the <br /> applicant had noticed the problem caused by the trees and had moved the sign <br /> without realizing that a variance was needed. <br /> Director Sheldon informed the Commission that Staff feels the variance for this sign <br /> is justified. <br /> Commissioner Stevenson commented that he had looked at the situation in the <br /> field and agreed that there was a problem with seeing the sign because of the <br /> trees. Commissioner Miller had also viewed the situation and felt the trees would <br /> obstruct the view of the sign from the highway unless it was moved further forward. <br /> Commissioner Obert commented that Mr. Ostrander has done an good job <br /> developing the property. He indicated that he does not a have a problem with the <br /> location of the sign because he feels this is a special situation due to the large <br /> trees located on the property. However, he thinks the Commission needs to be <br /> careful regarding the granting of variances along Highway 10 since the City may <br /> receive future variance requests because of the Highway 10 redevelopment and <br /> he does not want to see business signs strewn along the highway. <br /> Motion/Second: Miller/Obert to approve Resolution No. 511-97, "Resolution Approving a <br /> Reduction in the Minimum Setback for a Pylon Sign from 15 Feet to 5 Feet for Spot's <br /> • Quick Lube, Inc. at 2975 Highway 10; Planning Case No. 488-97". <br />
