• Mounds View Planning Commission May 20, 1998 <br /> Special Meeting Page 4 <br /> 6. <br /> Planning Case No. 526-98 <br /> 8400 Coral Sea Street <br /> Applicant: Bridges Leasing Company II, LLC <br /> Consideration of Resolution No. 548-98 Approving a Variance for Reduced Parking Ratios <br /> The applicant, Bridges Leasing Company II, LLC, was present. <br /> Associate Ericson gave his report as follows: <br /> Bridges Technology Park Phase II recently had an approval of a development review <br /> adding to the existing building at 8400 Coral Sea Street. As part of this review the <br /> parking was looked at. It was determined that the parking the applicant had shown on <br /> their site plans was not sufficient to meet the code requirement. However, there was <br /> enough space if proof of parking was used, which necessitated a variance request so the <br /> applicant could construct the parking lot as indicated on the site plan and in Resolution <br /> 5219, which was approved the City Council on April 27, 1998. <br /> • Two hundred stalls are required by the Code requirement. The applicant is proposing to <br /> construct 171 with the remaining 29 plus parking stalls and proof of parking. There is <br /> room for more stalls but the stalls that could be added are located along side of the <br /> wetland into the rear of the property. The Council and Planning Commission thought that <br /> the land would be better used as green space and additional buffer to the wetland and from <br /> the building. <br /> Staff is proposing to maintain the office space parking ratio, three spaces plus one space <br /> for every 175 square feet of floor area, but raise the requirements for the warehouse and <br /> manufacturing to eight spaces plus one space for every 750 square feet of floor space. <br /> This action would leave the requirements for parking at this facility at 168 spaces. <br /> Staff is recommending approval of Resolution 548-98, which approves a parking ratio <br /> variance for Bridges Leasing Company, located at 8400 Coral Sea Street, subject to <br /> stipulations, as stated in the Planning Report dated May 20, 1998. <br /> Chairperson Peterson returned the floor to the Commission for questions. <br /> Commissioner Brasaemle asked the applicant if there had been any changes since the site <br /> plan had been approved on April 27, 1998. <br /> • Grady Kinghorn, representing Bridges Leasing Company II, LLC, told the Commission <br /> the only change had been the addition of more handicap parking stalls as had been <br />
