r R <br /> MEMORANDUM <br /> 111 <br /> TO: PLANNING COMMISSION <br /> FROM: PLANNING TECHNICIAN HARRINGTON <br /> DATE: February 14, 1991 <br /> SUBJECT: VARIANCE, 2673 SHERWOOD ROAD <br /> CHUCK COOK <br /> Mr. Chuck Cook has requested a variance to allow the construction <br /> of a single family home at 2673 Sherwood Road, legally known as <br /> Lot 16, Block 1, Red Oak Park, with a front yard setback of 30 <br /> feet where a 58 foot setback is required by a previous planning <br /> action <br /> In the Fall of 1986, Mr. Cook received approval of a major <br /> subdivision for what is currently Red Oak Park. At the time of <br /> approval for that plat, stipulations covering setback <br /> requirements for certain lots within the subdivision were <br /> included in City Council Resolution No. 2120. Specifically, Lot <br /> 410 16 was to have a front yard setback of 58 feet. This stipulation <br /> was intended to keep a principal structure located on the <br /> property in line with three(3) homes to the immediate East of the <br /> subject property which all had front yard setbacks of - <br /> approximately 58 feet. <br /> In addition to the aforementioned front yard setback requirement, <br /> a 25 foot drainage easement is located along the Eastern property <br /> line. This easement, along with the required building setback on <br /> the West property line, severely limit the width of the buildable <br /> area on the lot. As a result of these limitations, the location <br /> of a home on the property with an orientation towards Sherwood <br /> Road becomes quite difficult. <br /> I have included copies of the site plan, elevations, floor plan, <br /> plat and City Council resolution for your review.
