5— <br /> MEMORANDUM <br /> • <br /> TO: PLANNING COMMISSION <br /> FROM: PAUL HARRINGTON, PLANNER f.44. <br /> DATE: July 29, 1991 <br /> SUBJECT: VARIANCE REQUEST, 2149 PROGRAM AVENUE, NORB YENISH <br /> Mr. Norb Yenish, 2149 Program Avenue, has requested a variance to <br /> allow the placement of a 50'-0" pedestal sign on his property. <br /> Chapter 39 of the Mounds View Municipal Code limits the height of <br /> signs to 35'-0". <br /> This item was reviewed at the July 17, 1991 Planning Commission <br /> Agenda session. At that time, staff was directed to research the <br /> adjoining properties to determine if the topography on said <br /> properties had been altered in any way to contribute to the <br /> hardship as expressed in the applicants letter of request. <br /> Upon review of previously approved developments, staff has found <br /> • that the City approved grading plan for the properties which are <br /> now Taco Bell and Kentucky Fried Chicken indicates that the <br /> elevations of those parcels was increased by 10'-0" at the time <br /> of development. <br /> Pursuant to these findings, staff has prepared Planning <br /> Commission Resolution No. 316-91 for your review and <br /> consideration. <br /> • <br />
