AMENDMENT <br /> EVEREST DEVELOPMENT <br /> Everest Development has made application for the following <br /> developments within the Mounds View Business Park: <br /> 1. Conditional Use Permit - To allow the development of a Saturn <br /> Automobile Dealership on the former Loose End's property at 2375 <br /> Highway 10 . Staff has reviewed the submitted application and <br /> narrative provided by the applicant and found the request meets the <br /> intent of the Municipal Code as it applies to this request. This <br /> includes land use, setbacks, zoning, parking, etc. City Engineer <br /> Ric Minetor will be providing comments Wednesday Evening on the <br /> • proposal as it relates to on-site drainage and storm water <br /> retention. <br /> 2 . Major Subdivision - To allow for public right-of-way to be <br /> utilized for the extension of Jackson Drive between Highway 10 and <br /> County Road H-2 . This extension will provide for access from <br /> Highway 10 to both the proposed Saturn Automobile Dealership and <br /> the future Mounds View Business Park West site. Any comments from <br /> City Engineer Minetor will be provided Wednesday Evening. <br /> 3. P.U.D. Amendment - To allow the development of a 190-stall <br /> auxiliary parking area to serve the Mound View Business Park South <br /> facility. The parking area would be located to the North of <br /> Woodale Drive and primarily serve Building H of the development. <br /> Because the Municipal Code does not allow for parking to be the <br /> principal use on any property within the City, the request is to <br /> include the proposed parking area with the previously approved <br /> Mounds View Business Park South P.U.D. as an amendment thereto. <br /> I have included copies of all materials submitted as part of these <br /> requests for your review. A complete presentation of the proposals <br /> will be provided by Everest Development on Wednesday Evening. <br /> If you have any questions regarding any of the items listed above, <br /> please give me a call. <br />
