MEMORANDUM <br /> 410 <br /> TC) : PLANNING COMMISSION <br /> FROM: PAUL HARRINGTON, PLANNER <br /> DATE: September 10, 1992 <br /> SUBJECT: DEVELOPMENT REVIEW, 4825 MUSTANG CIRCLE <br /> PLANNING CASE NO. 349-92 <br /> Everest Development, representing Tyson Trucking, has made <br /> application for a development review of their proposed office and <br /> parking expansion at 4825 Mustang Circle. Mounds View Municipal <br /> Code Chapter 59 . 07 Subdivision 2 requires that "All proposed <br /> industrial, commercial and residential developments and, the <br /> expansion of existing facilities . . .must be reviewed by the Planning <br /> Commission and approved by the City Council" . <br /> The applicant is proposing the conversion of approximately 4,635 <br /> square feet of existing warehouse space into office space. An <br /> additional 4,175 square feet of office space will be created with <br /> the construction of a mezzanine. These alterations will not change <br /> the existing footprint of the building in any manner. In addition <br /> to the aforementioned alterations, the applicant is requesting <br /> review of a proposed 57 vehicle parking area adjacent to the <br /> existing building. <br /> In late 1990 - early 1991, Tyson Trucking was given City approval <br /> for an expansion of their facilities at 4825 Mustang Circle. This <br /> approval included the addition of 80,500 square feet of warehouse <br /> space and parking to accommodate this increase. At present, these <br /> improvements have not been constructed. The attached site plan <br /> shows the previously approved warehouse and parking expansion plus, <br /> the currently proposed project (highlighted in yellow) . The <br /> applicant will be present Wednesday Evening with additional_ plans <br /> for presentation. <br /> Staff has reviewed the proposal and found it to be in conformance <br /> with all applicable sections of the Mounds View Municipal Code. <br /> All building permits for the project will be issued by the Mounds <br /> View Building Inspector following review of and approval of <br /> construction plans. Staff will be reviewing the capacity of the <br /> site for handling storm water run-off with the City Engineer - <br /> those findings will be provided Wednesday Evening. <br /> The applicant has requested that this item be acted upon at the <br /> upcoming meeting. Following review of the storm water capacity for <br /> the site with the City Engineer, staff will prepare a resolution <br /> 0 for the Planning Commission's consideration at the Wednesday <br /> ■ <br />
