MEMORANDUM <br /> TO: PLANNING COMMISSION <br /> FROM: PAUL HARRINGTON, PLANNER <br /> DATE: October 16, 1992 <br /> SUBJECT: VARIANCE REQUEST, ROGER WESTPHAL <br /> 8232 GREENWOOD DRIVE, PLANNING CASE NO. 353-92 <br /> Roger Westphal, 8232 Greenwood Drive, has made application for a <br /> variance to allow the construction of an accessory building at a <br /> sideyard setback of five (5) feet where a 30' setback is required <br /> by Mounds View Municipal Code. Chapter 40. 05 Subdivision C (b) <br /> stipulates that the sideyard setback for a corner lot shall not be <br /> less than 30' . The applicant's property is located on the <br /> Northwest corner of the intersection of Ardan Avenue and Greenwood <br /> Drive. <br /> Upon inspection of the property for this report, staff discovered <br /> that a 12'x 20' concrete slab has already been poured in the <br /> location where the proposed accessory building is to be placed. In <br /> addition to the need for a variance for the setback of the proposed <br /> structure, the current size of the slab exceeds the allowable <br /> square footage for an accessory building and would require the <br /> issuance of a Conditional Use Permit. Review of City records show <br /> that a City of Mounds View building permit was not obtained prior <br /> to the construction of the slab. <br /> I have included copies of all materials received as a part of this <br /> application. Additionally, I have included certain City maps which <br /> indicate property and street right-of-way lines. <br /> If you have any questions regarding this item, please give me a <br /> call. <br />
