MEMORANDUM <br /> • <br /> TO: PLANNING COMMISSION � <br /> FROM: PAUL HARRINGTON, CITY PLANNER 1.\ <br /> DATE: June 4, 1993 <br /> SUBJECT: CONDITIONAL USE PERMIT - 2390 HIGHWAY 10 <br /> GATEWAY FOODS, PLANNING CASE NO. 362-93 , <br /> At the May 19, 1993 Commission meeting, Staff was asked to contact <br /> the City Attorney for an opinion on the code relating to accessory <br /> structures on a commercial property. <br /> Specifically, was an accessory building allowed on a commercial <br /> property or, did it need to be tied in to the principal structure? <br /> After review of the City Code, it was the determination of the <br /> Attorney that there was no provision prohibiting the placement of <br /> an accessory structure on a commercial property. The only <br /> stipulation covered in the Code is that the accessory structure <br /> cannot exceed 30% of the floor areaof the principal structure. <br /> 411 Staff has reviewed this requirement with the applicant and <br /> preliminary figures indicate that the requested car wash facility <br /> will be less than the allowed 30%. However, more exact figures on <br /> the square footage of the existing principal structure will be <br /> needed in order to make a definitive judgement on compliance. <br /> The Commission also requested that the applicant explore <br /> alternative locations on the property for the facility. Taking <br /> into consideration traffic patterns on the site, noise generated <br /> from stacked vehicles and removal of excess water from vehicles <br /> prior to them leaving the site, the applicant has submitted the <br /> attached alternative plan. <br /> The applicant has indicated to Staff that a grading plan for the <br /> site is forthcoming as requested. All other information received <br /> as part of the application can be found in your packet for the <br /> meeting of May 19. <br /> If you have any questions, please do not hesitate to give me a <br /> call. <br /> • <br />
