PLANNING APPLICATION C. G. HILL & SONS, INC. OFFICE/INDUSTRIAL FACILITY SUBMITTED APRIL 4, 1994 INTRODUCTION The following narrative materials and information are submitted to supplement the plans and Planning Application submitted April 4, 1994 , concerning the proposed office/industrial facility for C. G. Hill & Sons, Inc. , in Mounds View Business Park. In connection with the proposed facility, applicant C. G. Hill & Sons, Inc. , is requesting Development/Site Plan approval for the • project, rezoning of the site from I-1 to Planned Unit Development (P.U.D. ) , and major subdivision approval to create one platted lot from three existing legal parcels. PROJECT SUMMARY The proposed Hill project includes a 29, 568 square foot single- story office/manufacturing building to be constructed on the so- called Building M site in the undeveloped southeast portion of Mounds View Business Park. The architectural style, building materials, landscape treatment and intended use of the proposed facility are consistent with and are designed to compliment the existing buildings in the business park. C. G. Hill and Sons, Inc. , is a second generation family-owned company engaged in the design, building and . repairing of precision machinery and equipment. The proposed new facility will accommodate C. G. Hill & Sons expansion and relocation from its current company-owned facility in St. Anthony. The new facility will be built by Everest Construction Co. , for ownership by C. G. Hill & Sons, Inc. , or its principals.
