PLANNING APPLICATION <br /> C. G. HILL & SONS, INC. <br /> OFFICE/INDUSTRIAL FACILITY <br /> SUBMITTED APRIL 4, 1994 <br /> INTRODUCTION <br /> The following narrative materials and information are submitted <br /> to supplement the plans and Planning Application submitted April <br /> 4, 1994 , concerning the proposed office/industrial facility for <br /> C. G. Hill & Sons, Inc. , in Mounds View Business Park. In <br /> connection with the proposed facility, applicant C. G. Hill & <br /> Sons, Inc. , is requesting Development/Site Plan approval for the <br /> • project, rezoning of the site from I-1 to Planned Unit <br /> Development (P.U.D. ) , and major subdivision approval to create <br /> one platted lot from three existing legal parcels. <br /> PROJECT SUMMARY <br /> The proposed Hill project includes a 29, 568 square foot single- <br /> story office/manufacturing building to be constructed on the so- <br /> called Building M site in the undeveloped southeast portion of <br /> Mounds View Business Park. The architectural style, building <br /> materials, landscape treatment and intended use of the proposed <br /> facility are consistent with and are designed to compliment the <br /> existing buildings in the business park. C. G. Hill and Sons, <br /> Inc. , is a second generation family-owned company engaged in the <br /> design, building and . repairing of precision machinery and <br /> equipment. The proposed new facility will accommodate C. G. Hill <br /> & Sons expansion and relocation from its current company-owned <br /> facility in St. Anthony. <br /> The new facility will be built by Everest Construction Co. , for <br /> ownership by C. G. Hill & Sons, Inc. , or its principals. <br />
