410 MEMORANDUM
TO: PLANNING COMMISSION
FROM: PAUL HARRINGTON, COMMUNITY DEVELOPMENT COORDINATOR
' DATE: September 16, 1994
SUBJECT: CODE APPEAL, COLONIAL VILLAGE
WILLIAM LIGGETT, PLANNING CASE NO. 391-94
In July, William Liggett, General Partner, Colonial Village Park,
made application for a Code Appeal amending the Municipal Code to
allow the marketing and sale of manufactured homes within an R-5
zone district (which all of the Manufactured home parks currently
are located in) . The Municipal Code currently requires that all
manufactured homes located within the Parks be owner occupied -
this would not allow for the setup of model homes.
Following discussion at the July 20, 1994 Planning Commission
meeting, Staff was asked to contact other cities to see if they
allow the display and sale of Model Homes in their Parks. Staff
• contacted 14 cities and, of those, only three (3) had separate
Manufactured Home Park Zoning Districts. Of those three, two allow
the display and sale of model homes within the Park with the
issuance of a Conditional Use Permit. The third City does not
allow the sale of homes within the park.
The applicant will be in attendance Wednesday night to further
discuss this request.
I have included all materials received as part of this application
for your review.
