MEMORANDUM <br /> 411 <br /> TO: PLANNING COMMISSION <br /> FROM: PAUL HARRINGTON, COMMUNITY DEVELOPMENT COORDINATOR <br /> DATE: July 12 , 1995 <br /> SUBJECT: DEVELOPMENT REVIEW REQUEST - 4860 MUSTANG CIRCLE <br /> WOLF AND ASSOCIATES, PLANNING CASE NO. 421-95 <br /> John Purves, representing Wolf and Associates, has made application <br /> for a development review for an addition to their facility at 4860 <br /> Mustang Circle. The proposal involves the purchase of vacant land <br /> immediately south of Wolf's current facility and an expansion of <br /> the existing building onto that site. The plan calls for a total <br /> facility expansion of approximately 33, 000 square. 15, 000 square <br /> feet of the expansion would be for fabrication, the remaining <br /> 18 , 000 square feet for a paint shop. <br /> The proposal is subject to all development regulations stipulated <br /> in the Mounds View Municipal code as they relate to commercial or <br /> industrial expansion. Staff has reviewed the plans and found that <br /> the use is consistent with those allowed in the zone district and <br /> all building setback requirements have been met. Parking and <br /> traffic circulation have also been addressed to meet the <br /> requirements of the Code. <br /> Staff is concerned with the amount of impervious surface on the <br /> property, however. The applicant has been made aware of the fact <br /> that this plan will be submitted to the City Consulting Engineer <br /> for his comment on the storm water management needs for the parcel. <br /> Also, Staff would like to see the applicant provide a landscape <br /> plan for the project to be reviewed by the City Forester. <br /> All materials received as a part of this application have been <br /> included for your review.
