A sign plan with - <br /> differing -requirements may be approved by the City. <br /> Factors which will be used in determining if an <br /> individual P.U.D./P.I.D. sign plan will be considered <br /> include the following: <br /> 1) The development includes a high rise (greater•than <br /> 3 story) structure; <br /> 2) the development includes multiple structures <br /> and/or substantial site area; <br /> 3) the development includes mixed uses; <br /> 4) -a lign plan is , uniquely adapted to address the <br /> visibility needs of a development while remaining <br /> consistent with the- intent of this section to <br /> direct high quality signage; and <br /> 5) the sign plan includes permanent sign covenants <br /> which can be enforced by the city. . <br /> j) Noncommercial Opinion Sians: On-premise noncommercial <br /> opinion signs are permitted as follows: <br /> 1) In low, medium, and high density residential <br /> districts, each dwelling unit is permitted an <br /> additional sign which is no larger than 6 square <br /> feet and no higher - than 6' tall. In medium and . _- <br /> high density districts, the sign must be attached <br /> to the dwelling unit or placed in another location <br /> 1110 which clearly does not appear to represent the <br /> opinions of other residents in the area who have <br /> not agreed to the sign.
