Housing values are also significantly lower in an area where there are <br /> three adult businesses than they are in an area with only one such business. <br /> Similar conclusions about the adverseimpact of sexually oriented businesses on <br /> the community were reached in studies conducted in cities across the nation. <br /> Indianapolis <br /> In 1983, the City of Indianapolis researched the -relationship between sexually <br /> oriented businesses and property values. The study was based on data from a <br /> national random sample of 20 percent of the American Institute of Real Estate <br /> Appraisers. <br /> • <br /> The Study found the following: <br /> 1. The_ appraisers- overwhelmingly (80%) __felt _that an _adult bookstore <br /> located in a neighborhood would have a negative impact on residential <br /> property values within one block of the site. <br /> J • 2.
