Application <br /> Background: <br /> The property is located on Groveland Road, where <br /> Sherwood Road ends, and is currently undeveloped. The <br /> applicants wish to build an oversized attached garage to <br /> their proposed new home. <br /> The proposed garage is in conformance with all applicable <br /> zoning regulations. <br /> The applicants have been made aware that no other <br /> accessory buildings (for example, a shed) may be located <br /> on the property if this request is approved. <br /> This item was discussed at the May 15, 1996 Planning Commission <br /> Agenda Meeting. The Planning Commission expressed an interest • <br /> in verifying where existing utility easements lie on the 8100 <br /> Groveland Road property. In the site plan, the Clochi'e's have <br /> worked with Staff to locate an additional five foot utility easement <br /> lying along the south side of the property, and a five foot utility <br /> easement lies within the required ten foot setback running along the <br /> north side of the property. <br /> Recommendation/ <br /> Analysis: Resolution No. 451-96 has been drafted for Planning Commission <br /> review and consideration with the following two contingencies: <br /> 1. The conditional use permit be recorded with Ramsey <br /> County within 60 days of City Council approval, and a <br /> receipt of such recording shall be provided to the City <br /> of Mounds View. <br /> 2. The building be designed and maintained to provide <br /> a uniform building appearance with the dwelling unit. <br /> • <br />
