• REQUEST FOR PLANNING COMMISSION ACTION <br /> Meeting Date: July 10, 1996 <br /> Staff Report by: Joyce Pruitt, Acting Community Development Director <br /> Planning Case 444-96 <br /> File No.: <br /> Request: The applicants are requesting a variance to encroach two <br /> feet into the required thirty foot setback for a corner lot in <br /> order to build an approximate 352 square foot family room <br /> addition off the southern side of the home. <br /> Petitioner: Gerald and Jane Wall <br /> Location: 7441 Park View Terrace <br /> PIN No. 05-30-23-32-0034 <br /> Zoning Land Use: The property is currently zoned R-2, Single and Two Family <br /> Residential. <br /> • Applicable Regulations: Section 1104.01, Subd. 3c requires a minimum thirty foot <br /> front yard setback from all lot lines for properties on <br /> a corner. <br /> Attachments: Zoning Map <br /> Site Plans <br /> A hardship statement from the applicants <br /> Application <br /> Background: The property is located at 7441 Park View Terrace; a corner <br /> lot property. The request is for a variance to encroach two <br /> feet into the required thirty foot front yard setback along <br /> Park View Terrace. The variance is required to build a <br /> family room addition, approximately 352 square feet, which <br /> would extend from the southern side of the house. <br /> The applicants have provided the following hardship <br /> statement: "We'd like to build a family room addition onto <br /> our one level home. We live on the corner of a cul-de-sac <br /> and are limited to only one direction in which we can build. <br /> We feel the two extra feet will enable us to create a <br /> functional living space." <br />
